A Rare & Special "Retreat" – Two Homes on 8 Acres with Creek & Dual Road Frontage

7365 Valley Road & 7506 Union Valley Road

Welcome to a one-of-a-kind property where charm, versatility, and natural beauty come together! Nestled on 8+ serene acres, this unique offering features two separate homes, making it ideal for multi-generational living, rental income, or a private guest retreat.

With frontage on two Williamson County roads, access is a breeze, adding both convenience and potential. A large, picturesque creek meanders through the corner of the property, inviting you to relax, explore, or even wade the cool waters. Towering trees, open spaces, and the peaceful sounds of nature create a setting that feels like a world of its own.

The location is unbelievable - Williamson County! Just outside city limits of Fairview, but close to Hwy 100 and 840.  If convenience is important, this property is as strategically located as you will find.

The main house was custom built in the late 1990's and features locally harvested hardwoods on the interior finish.  Main floor features one bedroom and one full bath along with a small kitchen and large den, with access to the rear deck overlooking the land and creek.  The lower level (basement) has a full bathroom as well, with the remaining space ready to be completed to serve the next owner's needs.

Whether you're looking for a homestead, an investment, or simply a place to enjoy the good life, this extraordinary property is ready to welcome you home!

PROCEDURE: The property will be sold per the tax record - 7365 Valley Road & 7506 Union Valley Road (2 houses on one parcel), Fairview, TN - Map 069 Parcel 142.00 - 8.13-acre property with not one, but TWO single family homes and frontage on TWO paved county roads.  (Williamson County Assessor's Offce).

"Starts to Close at 6:00pm CST" - All online auctions have a posted date and time.  The time provided should not be considered a HARD CLOSE.  We do not employ a Hard Close; we use a Soft Close method of bidding countdown, for purposes of extended bidding.

Extended Bidding means the capability of the online auction platform to be programmed to extend the closing time of each lot automatically by a pre-determined time (by 2 minutes for instance) as long as there is still bidding activity until all bids have been placed. “Auto extend” has the same meaning as “extended bidding”.  This process is seen quite often during online personal property auctions; we also employ this same process during online real estate auctions.

Why does Hudgins Auctions use “Extended Bidding”… Fairness to all bidders! Essentially, it is a built-in function that adds a time extension after a bid has been placed within the final two minutes of the countdown timer.  This extended bidding feature is to ensure that the process is fair for all bidders. A similar process is used in live auctions, where bidding continues as long as participants choose to place additional bids.  In our live auctions, we often give fair warning, count down, etc. to allow all bidders opportunity to bid.  Should a bid be submitted during this “extended countdown”, the bidding always continues until a last and final bid is achieved.  The online bidding format has been designed to emulate the live auction – Fairness to all bidders!
