FINAL PREVIEW - Thursday, Dec.5th - 11:00am

Nestled on 29 acres with a serene creek running along the eastern border, this 6,500-square-foot barndominium is the ultimate flexible space for homeowners, hobbyists and small business owners alike. Whether you’re seeking a large workshop, studio space, or operational space for a SMALL home-based business, this property is designed to support your ambitions and lifestyle.

The property is zoned Residential / Agricultural and any use of this property must conform to the zoning regulations of Hickman County.

The location (just minutes from 840 & Hwy 100) in Bon Aqua, TN is one of the middle Tennessee’s popular destinations.  Travel time to Nashville estimated 30-45 minutes.

The barn dominium warehouse / shop / studio was recently designed and built by the well-known Summertown Metals company.  The shop space consists of four roll-up doors providing easy access to 5,275 square of useable space.  There is an attached 1,200 square foot “Living Space” surrounding on two sides by 800 square feet of covered porch.

The land is part of an old farm with 1,200’ of frontage on a year-round creek – Joe Branch.  The road frontage is approximately 1,000’ providing the sellers the opportunity to offer the 29 acres in two separate tracts, or as a whole.  [MultiPar/Combo style bidding where bidders have the option to bid on a smaller tract or the property as a whole]

Whether launching a new venture or expanding an existing enterprise, this property offers privacy, space, and function. Key features make it adaptable for various Home Occupations, from artisanal workshops, studios, & online services to professional offices:

  • Large, Open Floor Plan: Customize the barn dominium to accommodate offices, inventory storage, or a display area.
  • Radiant Heat in Shop: In-floor Hydronic (liquid-based) radiant heating systems use little electricity, which is a benefit for homes & shops. It works by running warm water through durable PEX tubing that is installed in the floor and is heated by a water heater.
  • Reznor Heater in Shop: Propane gas used to fuel the Reznor heater in the large shop area.
  • High Bay Doors & Driveway Access: Seamless movement of goods, equipment, or vehicles, essential for product-based businesses, farming, or client appointments.  Note: Hickman County zoning in this district discourages any “high traffic” activities.
  • Land for Expansion: 29 acres provide opportunities for additional structures, or storage options, ideal for a growing home-based operation.
  • Picturesque Setting: The creek and scenic acreage offer an inspiring and appealing environment for businesses that host client events or visits, such as workshops, retreats, or demonstrations.

"Starts to Close at 6:00pm CST" - All online auctions have a posted date and time.  The time provided should not be considered a HARD CLOSE.  We do not employ a Hard Close; we use a Soft Close method of bidding countdown, for purposes of extended bidding.

Extended Bidding means the capability of the online auction platform to be programmed to extend the closing time of each lot automatically by a pre-determined time (by 2 minutes for instance) as long as there is still bidding activity until all bids have been placed. “Auto extend” has the same meaning as “extended bidding”.  This process is seen quite often during online personal property auctions; we also employ this same process during online real estate auctions.

Why does Hudgins Auctions use “Extended Bidding”… Fairness to all bidders! Essentially, it is a built-in function that adds a time extension after a bid has been placed within the final two minutes of the countdown timer.  This extended bidding feature is to ensure that the process is fair for all bidders. A similar process is used in live auctions, where bidding continues as long as participants choose to place additional bids.  In our live auctions, we often give fair warning, count down, etc. to allow all bidders opportunity to bid.  Should a bid be submitted during this “extended countdown”, the bidding always continues until a last and final bid is achieved.  The online bidding format has been designed to emulate the live auction – Fairness to all bidders!

Server & Software Technical Issues: In the event technical issues are experienced that are related to the server, software or any other online auction related technologies, Hudgins Auctions, David Hudgins (Auctioneer) and the Seller reserve the right to extend bidding, continue the bidding, or close the bidding. By registering and bidding in this auction each bidder automatically and expressly acknowledges that Hudgins Auctions, David Hudgins (Auctioneer) and the company providing the software shall NOT be responsible or liable for a missed bid or the failure of the software to function properly for any reason. Email notifications may be sent to registered bidders with updated information as deemed necessary by Hudgins Auctions, David Hudgins (Auctioneer).
